I suggest to have your home inspected BEFORE you list it for sale, then you have the opportunity to fix any defects. Give this to the buyers before they put in an offer to increase their confidence in the home. Confident buyers = more $$'s to you.

Watch what you notice when you visit other folks' homes. How they did brickwork, small features that look good, even the flowers by the driveway. It's the small things that create perceived value, and they are what prompt lookers to become buyers.

Provide any prospective buyer a copy of receipts that detail any recent repairs, improvements or major work done by a reputable contractor. ex. new roof, new insulation, pressure washing, duct cleaning, energy star appliances, etc.

Don't spend money on things that don't add value, eg re-roofing an old garage, or a new fence which then makes the concrete look drab. Same for the interior - make sure you do a complete room at a time - then whole room has value. Part jobs detract.

Don't paint and paper over problems. They'll always be discovered by someone who can see a new paint job but in their mind they're wondering why you did it. Think rust on cars - you gotta fix the problem.

Finish the basement. First time buyers might want an unfinished basement but with todays time constraints and daily stresses, most people "just want it done" and move in ready.

Update your bathrooms. Clean the grout, re-caulk the tub and sink, add new taps and lighting, maybe change the flooring and cabinets. You can make small changes that will make big impressions, people are very particular about where they wash & bathe

Add some fresh, up to date interior decorating ideas or paint colors. Too many homes today are out of date and it can be as simple as some new fixtures, changing of drapes and curtains, updated baseboards or paint colors. ;)

We flip houses and can tell you that the smell of the house is important. People love kitchens and bathrooms so stage them and make sure that you paint the rooms a neutral color as people will not want to paint over a navy blue or a bright yellow

First, remove the clutter: knick=knacks, old furniture,old clothing, old rugs, trophies, family photos, etc. Pack it all away out of sight. Prospects need to see themselves in the home and be able to place their stuff in it, before they'll buy!
