| Contact a homeowner who is behind on their payments. Put the property under contract, subject to the bank's approval of a short sale. Contact the bank and make a low, all-cash offer. Buy with your funds or private/hard money. Rent, flip or live in it! Tip Credibility: 4 |

| Contact your bank and ask to speak with the REO department. Have the REO department fax/email you a list of their most recent REOs in your area. Tip Credibility: 4 |
